Building Process…….important to know.
Research – This is your beginning. Find several home plans you like, determine your living needs, explore financing, and find a buildable lot or learn about the one you already own.
Pre-Construction – At this point, you will bring in your experienced Builder. Sterling Homes, as your Builder will assist you to solidify a plan, make any modifications with a local architect, create a budget, determine your specifications, and sign contracts. During this process, you will secure the purchase of land, if you haven’t already done so. Congratulations! Next, we bring your plan through the local governing body, apply for permits, and make appropriate deposits to start site work.
Site Work & Foundation - Once plans are approved, permits obtained, and deposits paid, we clear and grade the land, dig and create a foundation, tie into utilities, and backfill and re-grade around the foundation.
Framing – An exciting time as you first see the floors and walls take shape. We will walk you through your home and discuss electrical, plumbing and heating layouts.
Rough In – During the next several weeks, several trades will install various systems within your home. Such items include wiring for lighting and computer networks, exhaust fans, heating and venting, plumbing lines, fireplaces, and back framing for items yet to be installed.
Exterior Finishes – At the same time we are working with interior finishes, the exterior of your home is receiving siding, shutters, trim, paint, and masonry.
Interior Finishes – Once rough-in is complete and all systems are placed properly, it is time to finish the walls, install the doors and millwork, hang the cabinets, and install all hard surfaces. Again, a thrilling time in the building process as you start to see all of your design choices come together.
Landscaping – Landscaping is the last to come and can be completed through our trusted contractors or a landscaper of your choice. At this time, we will be perfecting the interior and exterior of your home and readying it for completion.
Completion - During the completion stage, we will go through your new home with you, explain the systems and review your warranty program. Each new home Sterling Homes builds comes with a 2-10 Warranty.
