2-10 Home Buyers Warranty Program Sterling Homes believes in providing our customers with a quality warranty on each new home.
We chose the 2-10 Warranty because it is a recognized and respected service that gives the greatest protection to the homeowner. The 2-10 Warranty is also transferable to each successor in title to your home, for the remainder of the Warranty Term.

One-Year Workmanship Surety Coverage The following diagram shows items included in the One-Year Workmanship Surety Coverage. The specific items covered are governed by the 2-10 Home Buyer Warranty booklet provided to the Homeowner after closing. You will received a booklet detailing your warranty coverage before closing.

Two-Year Systems Surety Coverage
The following diagram shows items included in the Two-Year Systems Surety Coverage. The specific responsibilities are governed by the 2-10 Home Buyer Warranty booklet provided to the Homeowner after closing. This covers the distribution of the mechanical, electrical and plumbing systems.

Ten-Year Structural CoverageThe following diagram shows items included in the Ten-Year Structural Coverage. Structural defect means actual physical damage to one or more of the designated load bearing elements caused by failure of such load bearing elements, making it unsafe, unsanitary or otherwise unlivable. Please see the 2-10 Home Buyer Warranty Booklet for the definition of load bearing elements, taken directly from Federal Regulations – Housing and Urban Development.

The Process....
BEFORE YOU MAKE AN OFFER We strongly encourage you to research all builder's warranty programs before purchasing a new home. AFTER YOU MAKE AN OFFER Sterling Homes will send you information to assist you in learning more about the 2-10 Warranty Program.
BEFORE RECEIVING YOUR KEYS Sterling Homes will complete a Pre-Closing Walk-Through with you at your home site. The main purpose of this Walk-Through is to orient you to the systems in your new home and to complete a Pre-Closing Quality Assurance Checklist. If there are items in need of repair or touch up, they are noted and scheduled for completion. Our staff will be present to answer any questions you may have.
ONE YEAR OF OWNERSHIP Sterling Homes warrants that your home will be free from defects in materials and workmanship* for one year. During this year, you will receive several points of contact from Sterling Homes to inquire about your home. You will also receive a Welcome Home Binder packed with information about the specific materials used in the creation of your home, including many home maintenance tips. Our home owners have found this binder to be an invaluable resource.
AT THE END OF ONE YEAR OF OWNERSHIP Nearing the end of this one year limited warranty coverage, Sterling Homes will contact you to make an appointment to complete a 1-Year Walk-Through. At that time, we will review your warranty coverage with you and schedule any items for repairs.
